We build kitchen extensions right across South Essex, from Southend-on-Sea and Leigh-on-Sea along the estuary to Rayleigh, Hockley, Rochford, Benfleet, Canvey Island and Wickford. Being local means we know the housing, the ground, and the four councils that decide on planning here.
Local knowledge that saves you time and money
The houses
Victorian and Edwardian terraces in Westcliff and central Southend suit side returns and wrap-arounds. The 1930s semis of Leigh, Eastwood, Rayleigh and Hockley are ideal for rear kitchen-diners. Newer estates in Wickford and Benfleet often have the garden space for bigger open-plan builds.
The ground
Much of South Essex sits on shrinkable London clay. Near trees, foundations often need to be deeper, and we price for that from the start rather than finding it on day one of the dig.
The councils
Planning here is decided by Southend-on-Sea City Council, Rochford District Council, Castle Point Borough Council and Basildon Borough Council. We know how each handles extensions and prior approval.
Conservation areas
Parts of Southend and Leigh, and some village centres, sit in conservation areas where permitted development is tighter. We check this for your address before any design work starts.
