Why a specialist

Built around how your family actually uses a kitchen

A kitchen extension is not just a bigger room. It is where the steels go so the island can sit where you want it, where the drainage runs so the sink can face the garden, and how the light falls across the table at breakfast. Getting those details right is the whole job, and it is the only job we do.

  • Specialists, not generalists. Kitchens and kitchen-diners only, so the experience goes into your project.
  • Honest numbers up front. A guide price before you talk to anyone, then a clear written quote.
  • A site supervisor who deals with everyone. Our trusted team has been with us for many years and all our subcontractors are fully qualified and insured. The supervisor runs every trade on site, so you are not chasing anyone.
  • Exclusive to you. Your enquiry goes to one local builder. It is never sold on or passed around four firms.

Questions

Kitchen extension questions, answered

How much does a kitchen extension cost in South Essex?

Most single-storey kitchen and kitchen-diner extensions in South Essex cost somewhere between about £41,000 and £76,000 to build, depending on size, the type of extension and the finish. Build costs typically run at roughly £2,250 to £3,300 per square metre, and the kitchen units and appliances and any outside works such as patios come on top. Our estimator gives you a guide price for your own home in about a minute.

Do I need planning permission for a kitchen extension?

Often not. Many single-storey rear extensions fall under permitted development: up to 3 metres deep on a semi or terrace, or 4 metres on a detached house, and no more than 4 metres high. Larger rear extensions can often go through the simpler prior approval route instead of full planning. Side extensions, homes in conservation areas and flats have tighter rules. Building regulations approval is always needed. We check what applies to your home at the free consultation.

How long does a kitchen extension take to build?

A typical single-storey kitchen extension takes around 10 to 16 weeks on site, depending on size and complexity. Before that, allow time for design, drawings and any approvals: often two to four months. We give you a clear programme before work starts.

Does a kitchen extension add value to a house?

A well-designed kitchen extension usually adds value and makes a home easier to sell, because the open-plan kitchen-diner is what most buyers want. For many families the bigger saving is not having to move at all: no stamp duty, agents or removal costs. For a view on your street, ask a local estate agent what similar extended homes sell for.

Can we live at home while the extension is built?

Usually, yes. Most of the build happens outside the existing house. There is a short period when the old back wall comes out and the new space is joined up, and we plan that stage with you so you can keep a working kettle and fridge, and ideally a temporary kitchen. If the dust and noise get too much, we suggest moving out for a while: the work goes quicker in an empty house.

Which areas do you cover?

We build kitchen extensions across South Essex, including Southend-on-Sea, Leigh-on-Sea, Westcliff, Rayleigh, Hockley, Rochford, Hadleigh, Benfleet, Canvey Island and Wickford, and further out to Hullbridge, Maldon, Witham and Tiptree. Pop your postcode into the estimator and it will tell you straight away.
