Kitchen Extensions in Maldon

Kitchen and kitchen-diner extensions across Maldon and Heybridge, from Victorian terraces to family homes on newer estates. Local costs, planning advice and a free guide price.

Maldon is an old market town on the Blackwater estuary, with Victorian and Edwardian terraces and semis close to the High Street and the Hythe, 1930s and post-war family homes further out, and newer estates on the edges of town and across the river in Heybridge. Plenty of them have a dated kitchen and a garden with room to grow, and we design and build kitchen and kitchen-diner extensions right across Maldon and Heybridge. Kitchen extensions are all we do.

Kitchen extensions for Maldon homes

With such a mix of houses, Maldon homeowners tend to choose:

  • Side returns on Victorian and Edwardian terraces, filling the narrow alley beside the back kitchen to make a wider room with a glazed roof over it. See our side-return guide.
  • Rear kitchen-diners on 1930s and post-war semis, opening the kitchen and dining room into one room with wide doors to the garden. See our rear extension and open-plan kitchen-diner guides.
  • Larger open-plan and wrap-around extensions on detached homes in Heybridge and the villages, with room for an island, a dining table and a family area together. See our wrap-around guide.

Kitchen extension costs in Maldon

A typical single-storey kitchen extension in Maldon costs roughly £41,000 to £76,000 to build, depending on size, type and finish, with the kitchen itself on top. A side return on a terrace usually sits towards the lower end, and a big wrap-around on a detached house at the top. Planning permission in Maldon

Planning in Maldon is handled by Maldon District Council. Many single-storey rear extensions can go ahead under permitted development or the prior approval process, without a full planning application. Three local points are worth checking early. The Maldon conservation area is a large one: it covers the old town centre, the Hythe and many of the Victorian streets around them, a few of which have extra Article 4 controls on top. Heybridge Basin has a conservation area of its own. Permitted development is more limited in both. Some newer estates were approved with a condition that removed permitted development rights. And homes close to the water, around the Hythe and Heybridge Basin, can sit in a flood zone, where the floor level and materials need a little more thought. We check your address and advise on the right route at the free consultation, and we arrange the drawings with an architect we recommend, then handle the applications and building control. Our planning guide explains the rules in full.

Listed buildings. Maldon has a lot of them, especially in the old town. We do not take on work to listed buildings, so if your home is listed we will tell you at the start rather than waste your time. Most houses in a conservation area are not listed, and those we can help with.

Maldon kitchen extension questions

Do I need planning permission for a kitchen extension in Maldon?

Often not. Single-storey rear extensions up to 3 metres on a semi or terrace, or 4 metres on a detached house, are usually permitted development, and larger ones can often use prior approval. Homes in the Maldon or Heybridge Basin conservation areas, homes on estates where permitted development rights were removed, flats and most side extensions need a planning application to Maldon District Council.

My house is in the conservation area. Can I still extend?

Usually, yes. A single-storey extension at the back, out of sight of the street, is the kind the council most often agrees to, as long as the materials suit the house. It needs a planning application, and we arrange the drawings and the application for you.

Do you cover Heybridge and the villages around Maldon?
